"CORPORATE" INVESTORS
Arizona is an attractive place to buy homes for large investors. There are many companies in the state offering cash for your home. Some even offer up to 95% of market value.

So, what's the catch?
Fees.

They all have them, and they all list them differently. We will go out and collect as many offers as we can, and then we will dissect the offers for you, and help you easily understand what you're truly getting. But even with the fees, their offers can still be better than listing on the market.
MULTIPLE CASH OFFERS - BEFORE YOU LIST
A cash offer, no showings, close whenever you want? Sounds too good to be true! Well, it isn't too good to be true but you still need to be aware of how these offers work. Just like you don't net $300k from a $300k listing, a "corporate" investor offer is often the same. They may offer you $295,000, but after all is said and done, you will walk away with less. How much less? That depends on each investor and their fees. But that's why we're here!

We break it all down so you can see what the net proceeds to you will really be. And with our simple form, it's easy to compare the different offers to see which is best. Compare that with our market valuation and you can choose whether it's best to test the market or take an offer before you ever list the home. Sometimes the net offer is still more or equal to what you'll get on the market.
Does Your Home Qualify?
One important thing to consider with "corporate" investors is they don't buy every home. Each company has certain criteria, and unfortunately your property may not qualify. If that is the case, we will still try to find "local" investors who may be interested to still give you some options.
In general, here are some of the criteria "Corporate" Investors are looking for:
-
Single Family Homes, Townhouses, Condos, and some Duplexes
-
Built after 1950
-
Primarily Maricopa county, but some Pinal County properties will qualify
-
Homes on 1 acre or less
-
Priced up to $500k
-
Minimum 1000 square feet (a few companies will consider less)

If your home has any of the following, it most likely will not qualify:

-
Unpermitted Additions
-
Leased Solar Panels
-
Age-Restricted Communities (55+)
-
Distressed
-
Some will not offer on tenant-occupied properties
